Switching to Fortiva: Your First 90 Days

Changing management companies can feel like a big job. It doesn't have to be. Here's what happens from the day your board decides to make the switch, so you know exactly what to expect.

Before Day 1: Making the Decision

  • We meet with your board for a free consultation and learn about your building, its history and what isn't working.
  • We give you a clear proposal and fee, with no hidden costs.
  • We help your board review your current management agreement, including its notice period, so the change is handled properly.

Days 1 to 30: A Smooth Handover

  • We work directly with your outgoing manager to collect the corporation's records, including financial records, bank accounts, contracts, insurance, the reserve fund study, engineering reports, owner and unit records, and keys and access devices.
  • We set up banking, accounting and common expense payments so nothing is interrupted.
  • Owners receive a welcome letter explaining the change and how to reach us.
  • Your board gets a direct line to its property manager from day one.

Days 31 to 60: Getting to Know Your Building

  • We walk the building with your board and note what needs attention now and what can be planned for.
  • We review every service contract and upcoming renewal.
  • We review your reserve fund study and the current state of the reserve fund.
  • Your board receives its first monthly financial statements in a clear, plain-language format.

Days 61 to 90: A Plan for What's Next

  • We present a building condition summary and a list of priorities.
  • We draft a phased, multi-year renewal plan for the board to discuss.
  • We agree on a reporting schedule and how we'll keep owners informed.

By day 90, your board knows where the building stands, where the money is going and what comes next.
